{"id":3098,"date":"2019-03-19T12:22:43","date_gmt":"2019-03-19T12:22:43","guid":{"rendered":"http:\/\/duinsa.es\/ca\/?p=3098"},"modified":"2019-03-19T12:22:43","modified_gmt":"2019-03-19T12:22:43","slug":"informe-del-mercat-immobiliari-de-naus-logistiques-a-catalunya","status":"publish","type":"post","link":"https:\/\/duinsa.es\/ca\/informe-del-mercat-immobiliari-de-naus-logistiques-a-catalunya\/","title":{"rendered":"INFORME DEL MERCAT IMMOBILIARI DE NAUS LOG\u00cdSTIQUES A CATALUNYA"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">Segons l&#8217;Informe del Mercat Industrial-Log\u00edstic del segon semestre de 2018 elaborat per la consultora immobili\u00e0ria Forcadell, la demanda de naus industrials en venda s&#8217;ha incrementat fins a un 10% respecte a l&#8217;any anterior.<\/span><br \/>\n<span style=\"font-weight: 400;\">Es tracta del cinqu\u00e8 semestre consecutiu en qu\u00e8 aquest indicador ha crescut. Aquesta evoluci\u00f3 positiva reflecteix la confian\u00e7a en el sector immobiliari i el bon moment econ\u00f2mic que viu el sector industrial catal\u00e0. De fet, Catalunya concentra una quarta part de l&#8217;activitat industrial de tot el pa\u00eds, representant el 22,8% del total de la xifra de negocis i un 22,2% del personal ocupat en aquest sector, segons dades publicades per l&#8217;Institut Nacional d&#8217;Estad\u00edstica.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Els preus de naus industrials han registrat a la segona meitat de l&#8217;any variacions interanuals molt moderades, al voltant del 4,36% en lloguer i el 1,28% en venda.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Malgrat tot, el sector industrial a Catalunya continua registrant una disponibilitat de naus insuficient per donar resposta a una demanda animada per la millora de l&#8217;economia global.<\/span><br \/>\n<span style=\"font-weight: 400;\">Aquest desequilibri \u00e9s m\u00e9s patent a les comarques del Barcelon\u00e8s i el Baix Llobregat, el que est\u00e0 provocant que l&#8217;inter\u00e8s es desplaci cap a la tercera corona.<\/span><br \/>\n<span style=\"font-weight: 400;\">No obstant aix\u00f2 la situaci\u00f3 presenta perspectives de canvi a causa dels projectes en marxa de nova construcci\u00f3.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">El demandant de naus industrials de lloguer \u00e9s cada vegada m\u00e9s exigent en aspectes com l&#8217;estat i caracter\u00edstiques de l&#8217;immoble i les condicions contractuals.<\/span><br \/>\n<span style=\"font-weight: 400;\">Aix\u00f2 est\u00e0 provocant un alentiment en els processos de negociaci\u00f3 de les operacions i en la presa de decisions.
