Logistic rentals in Barcelona have risen 10% in the first half of the year. The operators that settle in polygons of the Catalan capital already pay 4.9 euros per square meter on average each month, a figure that contrasts with the 4.5 euros on average that were paid in the same period of 2018.
It also increases the cost of the logistic rental in the so-called prime zones, those closest to the city such as the ZAL or the Free Zone, although in a more contained way. The rebound that has been pointed out the average lease of the signed transactions represents an advance of 3.8%. Now 6.75 euros are paid per month for each square meter of an industrial building, the highest figure since 2009.
In the first half of the year the needs of new logistics spaces in Barcelona persist, with a demand that already reaches 343,000 square meters. The problem is the lack of land to execute these investments.
It should be noted that the demand for industrial buildings in the area reached 370,000 square meters in the same month of 2018. That is, the requests to have a ship in the Catalan capital and its immediate surroundings show an interannual decrease of 7.3 %.
The 2019 forecasts suggest that the inertia in the demand of recent years will remain. The consumption of families and electronic commerce maintain the interest of all types of companies to equip themselves with their own industrial buildings, especially to provide last-mile services.
