The Barcelona area has 300 hectares of logistics land to be developed

The metropolitan area of ​​Barcelona has three m2 of logistics and industrial land pending development. Of the 5,000 gross hectares of land destined for industrial and logistic use that currently exist in this territory, 10-12% (three million m2), are available to develop this type of activities.

Of this land to be developed, a total of 700,000 m2 can be developed in the next year and a half, since they are close to obtaining the license. In the short term, another 500,000 square meters in 15 municipalities are also pending urbanization.

On the other hand, there is also an offer of 1.7 million m2 of industrial and logistics warehouses and plots for sale and rent in developed sectors, with an area of ​​over 5,000 m2.
In total, they add more than 1.1 million m2 of surface. Of these warehouses, 78 buildings cover an area of ​​between 5,000 and 7,500 m2; 27 between 7,501 and 10,000 m2; 23 from 10,001 to 15,000 m2 and nine assets have more than 15,000 m2 of surface.

The average sale price of this type of assets is around 694 euros / m2 and the average rental price, meanwhile, at 4.52 euros / m2. These ships are located on the Llobregat axis with the B-30 (Sant Andreu de la Barca and Castellbisbal); the Besós axis with the B-30 (Bon Pastor, Montcada i Reixac and Barberà del Vallès); the C-32 axis (Gavà, Viladecans and Sant Boi), and the Zona Franca-ZAL.

As for the supply of industrial and logistics plots for sale and rent with more than 5,000 m2, the number of plots on offer reaches 68, as well as 973,772 m2. In the case of lots for sale, the average price is 496 euros per m2. For its part, the rental reaches 2.37 euros. In this case, the Llobregat axis is located with B-30 (Sant Andreu de la Barca and Castellbisbal), the B-30 axis (Cerdanyola del Vallès, Barberà del Vallès and Sant Cugat), the C-32 axis (Gavà, Viladecans) and Bon Pastor.
